Project Scope

The building is the main HQ of Principality Building Society in Cardiff and was opened in 1992 . It is circa 85,000 and a condition survey was commissioned with GHC to review the existing buildings use , future occupancy requirements and conditions of existing building engineering services . As a result of this GHC were appointed as designers and project managers for the following works :

• Removal and replacement of all rooftop services including AHU’S , pipework etc
• New chilled water and low pressure hot water heating systems
• Refurbishment of Levels 4&5 to provide 4 pipe fan coil air conditioning
• Replacement of lighting and control to Levels 4&5
• Upgrade of existing TREND BMS system
• Replacement of staircase pressurization fans and equipment
• Replacement of basement car park ventilation equipment
• Replacement of 5no. existing boilers and associated plant
• Installation of new fire alarm system to entire building
• Re-integration with existing fire strategy systems

Integration of re-roofing of building within above works

The works were completed within 16 weeks with minimal disruption to a fully occupied building
